My Guarantee
Cheryl Richards agrees to prepare and submit to the appropriate Real Estate Board an MLS listing agreement on the property known as: (your property address) at a commision rate payable upon the terms and conditions as outlined in the MLS listing agreement.
Cheryl Richards further guarantees to do the following:
Market Evaluation:
Provide an up-to-date market evaluation on your property and recommend a competitive listing price.
MLS Listing:
Detail and complete the MLS listing on your property with information provided by you.
Sign:
Erect a Re/Max "For Sale" sign on your property
Lock Box:
Install a Lock Box on your property (Vendors's Discretion) to accommodate showings in your absence.
Tips for better showings:
Provide tips and ideas that will best show your home!
Pre-Qualify purchaser:
Pre-qualify prospective purchaser before showings to avoid unnecessary inconvenience to you.
Approved appointments:
Confirm all showings through my office.
Feature sheets:
Prepare a property information sheet for the prospective purchaser.
Property Promotions:
Promote your property to local agents.
MLS Tour:
Hold an agents open house for the co-operating brokers in your area
Exposure:
Put your home on the Real Estate Boards exposing it to over 14,000 agents.
Internet Exposure:
Put your home on the Internet for world wide exposure.
Advertising:
Advertise your home until it is sold!!!
Flyers:
Feature your home on my flyers.
Target marketing:
Telemarket the surrounding streets to find local people who want to move up or down.
Progress Reports:
Keep you up to date on your property's activity.
Offers:
Negotiate any and all offers on your property.
Follow-up:
Send reporting letter(s) for solicitor(s) after the sale.
Mortgage:
Locate the best rate and terms on a new mortgage and forward all paperwork to the branch on your behalf.
Relocation:
Provide you with details about our relocation services, which are available to you at no cost regardless of where you are moving.
Law firms and movers:
Supply a list of both solicitors and moving companies from which you may choose if needed.
